Even in Nantes, prices stop soaring and even start to fall

After the surge in property prices in recent years in Nantes and a particularly sluggish current market, the lull was expected. While a drop in the prices of apartments and houses has begun in the country, the notaries of Loire-Atlantique are also beginning to perceive it in the Cité des Ducs, a city which is nevertheless still very attractive and where the lack of housing remains very strong.

“Since the beginning of September, the drop in prices has begun, particularly for old apartments,” explains Me Marie-Virginie Durand, communications delegate for the Chamber of Notaries of Loire-Atlantique. We can sense this by a return to negotiation and a lengthening sales period. The beginning of 2024 should follow the same trend. »

The price of old apartments down 2%

On the notaries’ figures, which end in September, the drop is not yet very visible. But it is clear that the sometimes double-digit increases seen for several years in Nantes are no longer as strong. Compared to 2022, the median price of old apartments has, for example, fallen by 2.1% (3,870 euros/m²) while that of houses has only increased by 0.6% (469,000 euros).

A “plateau” which is not enough for everyone to find accommodation. “There is a real problem among first-time buyers under 30,” note the notaries. Their number fell by 22% in one year, with real estate purchasing power falling by a third. »
