Obersendling: Three new skyscrapers planned in the south of Munich – Munich

One of the oldest and largest commercial areas in the south of Munich is being rearranged, densified and renamed: the Obersendlinger “Sirius Business Park” is being transformed into the “M-Park”. The aim is to create a “contemporary and dense urban building block with an urban mix of uses that meets high demands in terms of urban development, architecture and landscape planning”. The city council’s planning committee plans to discuss the design at the September meeting.

The district committee (BA) Thalkirchen-Obersendling-Forstenried-Fürstenried-Solln has already given its opinion. The district committee sees positive approaches in the project in the planning area Rupert-Mayer-Straße, Tölzer Straße, August-Zeune-Weg and the railway line, but criticizes building heights of more than 60 meters, citing the Munich high-rise study. Another hotel in this part of Obersendling is also rejected.

The three high points that appear in the current planning variant would be 74.50 meters, 67.50 meters and 60.50 meters high. These dimensions are undesirable in the city district, as has already been shown in the development plan for Machtlfinger Strasse. The district committee also has alternative ideas for the mix of uses for the targeted floor area of ​​152,250 square meters. The city district council advocates a “significantly stronger” emphasis on housing construction. A lack of capacity in the elementary schools should not prevent “urgently needed apartments” from being built, according to the BA statement. Furthermore, the local politicians would like greater consideration of the manufacturing industry and less office use.

In principle, the district committee welcomes the rescheduling in Obersendling. In particular, the “recommendation” to reduce the surface area of ​​the future building by a third compared to the existing building and to increase the green and open spaces four and a half times to more than 30,000 square meters is recognized. However, the committee makes its final approval of the project dependent on “the absolutely necessary barrier-free expansion of the Obersendling underground station” being associated with it. An elevator from the platform to the surface is essential. The district committee also expressly demands compliance with the distance areas to the adjacent development to the north on August-Zeune-Weg. Otherwise, the local politicians recommend using the reorganization of the commercial area to introduce a 30 km/h speed limit on Tölzer Strasse.
