In Biarritz, nearly 300 accommodations removed from the short-term furnished tourist market

This Monday, the National Assembly is examining a bill to regulate furnished tourist accommodation such as Airbnb in the face of the housing shortage. Many cities, such as Bordeaux, Saint-Malo, Nice, Paris, have already launched initiatives to limit the effects of furnished tourist accommodation, which removes accommodation from the traditional rental market.

Implemented in March 2023 in the Basque Country, the “compensation” system obliges owners of short-term furnished tourist accommodation to put other accommodation on the market, rented for the year. “This made it possible to put a brake on this speculation” assures France Inter the mayor of Biarritz Maider Arosteguy.

The municipality has identified 291 properties which are no longer rented for tourism. But only 61 became year-round rental properties. Nearly half have in fact become second homes.
