Gräfelfing – the library stays longer in the community center – district of Munich

It will take longer, it will be more expensive – these are the current statements in many places for ongoing construction projects. This also applies to the community center in Gräfelfing, which is being renovated from the ground up and completely rebuilt. The library is not supposed to move to the former Doemens training building on Stefanusstraße in October as originally planned. Now the move will not take place until the end of the year. Overall, the construction work on the community center cost around 4.6 million euros more than planned.

One of the reasons for the delay is the lack of a building permit. On the other hand, the Ukraine war is having an impact: experience shows that companies either submit extremely expensive offers or none at all due to supply and material bottlenecks, construction manager Tobias Schöffel described the situation at the last meeting of the municipal council before the summer break on Tuesday. A longer tendering process is intended to offer more scope for processing and negotiation. During this time, the house can still be used, which is why the library move has now been postponed. The work to demolish parts of the building is not expected to begin until February 2023. The building will not be usable again as an event venue and library until the end of 2024.

The Ukraine war also had an impact on construction costs. In the period between July 2021 and September 2022 inclusive, construction costs would increase by around 30 percent according to the construction cost index, a building official forecast. In addition, there are additional costs resulting from the more detailed planning, including for fire protection, more bicycle parking spaces or a green roof of the underground car park. The total costs now amount to 19.2 million euros gross – previously 14.6 million euros had been calculated. There is also a price increase for the renovation of the underground car park. According to the current calculation, a total of 22.1 million euros will flow into the modernization of the community center. The municipal council approved the new timeline as well as the additional costs.
