When it is commonly said that things are going downhill, a metaphor for a deteriorated situation can be assumed. If a traditional facility in the district town is about to go downhill, that is to be understood quite literally at first – but the corresponding metaphor cannot be completely ignored. It’s about the Bäumerbräu site and the gastronomy that has always taken place there.

This is currently located in the northern or north-eastern area of ​​the property, which forms a small rise to the southern street level. There is state road 2080, which is called Eberhardstraße here, and the footpath and cycle path called Valtortagasse in the direction of Marienplatz and Sieghartstraße. And this is exactly where the Euroboden company, which bought the traditional Bäumerbräu restaurant in 2018, wants the gastronomy to be located in the future – or what is left of it.

Because according to the plans, which will be discussed next Tuesday in the Technical Committee of the Ebersberg City Council and can already be read on the city’s website, the entire northern area of ​​the property is to be used for residential purposes in the future. This was already known for the north-western part, where there is currently a large car park and an old shed, among other things. The first drafts for the superstructure have been public for a good two years, and around 50 apartments could be built there.

In all of the three possible designs – ultimately that of the Beer/Bembé/Dellinger office prevailed – the eastern and north-eastern parts of the site remained untouched, i.e. the two building complexes in which the hotel and the restaurant are currently located. However, only the actual Holzbräu building belongs to the Marienplatz ensemble and is therefore under protection. Not so the building in the north, which currently houses apartments for long-term guests. Although the house appears in the same shape and size in the previously known designs, the plans now presented speak of a new building. This is to be used almost exclusively for residential purposes, and a public facility could be located on the ground floor, such as a meeting place for the elderly, they say.

Although the investor himself declared shortly after purchasing the property that he wanted to keep the hotel, it is now certain that the accommodation will be much smaller than before. In the future, there will only be hotel rooms in the actual Bäumerbräu building, which, however, is to be completely renovated first. In the basement, where there is currently a laundry shop, the investor proposes a wine bar as a new use.

However, what will probably no longer exist in the old Bäumer brewery in the future is gastronomy. The investor wants the restaurant to move to a new building. This is to be built on Eberhardstraße as a replacement for the bakery that was demolished last year. It is also planned to expand the bar – it is not yet clear what type of bar it will be – to a certain extent on Valtortagasse, where outdoor areas are to be created.

This part of the planning in particular is obviously not without controversy. As the city reports, there was already a workshop with the committee members on the subject of wood beer in June. Possible problems for cyclists and pedestrians due to the outdoor gastronomy were addressed, and there were also fundamental objections to the new – and much smaller – location for the restaurant.

A point of contention could be the parking spaces

According to Mayor Ulrich Proske (independent), the city can only influence the use of the buildings on the Bäumer brewery site to a very limited extent. In principle, one has always advocated the continued operation of the hotel and restaurant – and in principle such a thing is also planned in the future, albeit to a lesser extent. However, the city does have at least a little bit of influence: If the committee agrees on drawing up a development plan, this should also contain “stipulation of uses” for the wood brewery building, so conversion into another residential building would not be possible.

In addition to criticism of the new situation of the gastronomy, there was also a lot of need for discussion on the subject of parking spaces in the workshop. In the past, the investor had already tried to negotiate the city’s parking space key by proposing a so-called mobility concept. This involves more car-sharing offers or rental bikes and bicycle racks, and future residents could also be offered discounted bus and train tickets. In the meantime, the investor is considering investing in the planned municipal underground car park under the new St. Sebastian children’s home, but in return the underground car park at Holzbräu could be smaller.
