The conversion of the city center in Unterschleißheim should be a big hit. Progress has been eagerly awaited for years. It is now becoming apparent that 2023 will actually make progress. Because the city is looking for an alternative location for the bonus market, which is located on Rathausplatz in the Isar-Amper-Zentrum (IAZ). It has to be out of there by the end of this year, according to the town hall. The market will probably be housed in containers for a few years in a parking lot at the town hall in the direction of Raiffeisenstrasse.
As Thomas Stocker, manager at City Hall, says, the demolition of the IAZ is on the cards. The owner decides on the exact date. For now, the City Council Building Committee has decided to investigate the parking lot as a temporary location for the market. A placement on the park and ride under the Le Crès Bridge is also an option.
The stalemate around the “New Town Center” has been paralyzing the city for years. The center at Rathausplatz has great potential. It is densely built up and many people live in large blocks of flats in the immediate vicinity. The S-Bahn is adjacent and the station has just been renovated and made barrier-free. Nevertheless, there is often sadness at the Rathausplatz, which is also due to the fact that, in view of the great upheavals, parts of the IAZ have been empty for years. When the Edeka market closed in 2019, there was even a threat of a supply bottleneck. A Red Cross mobile headed for the town hall square. Then came the bonus market in October 2019, which is now supposed to move.
Bonus stands for “Professional Orientation, Neighborhood Shops and Service” gGmbH. The small supermarket chain is a subsidiary of a company for professional integration in Stuttgart and is supplied from the Rewe range. The market, which will temporarily reside in a parking lot for three to five years, will have a sales area of 150 square meters. The City Hall prefers the location at the City Hall car park because certain reservations have been made about the railway because of the park-and-ride space. The market at the town hall would also be easier to reach on foot, for example from Raiffeisenstrasse.
The designs for the “New Town Center” have been around for a long time. In December 2019, the city council decided to follow the ideas of the Munich office Steidle Architekten. As a result, the project also stalled due to difficult negotiations with the two owners of the affected properties, with whom the town hall is negotiating how far they will cede planning profits via the so-called socially just use of land (Sobon) and share in the costs of the infrastructure. The corona pandemic also made the talks more difficult, said Mayor Christoph Böck (SPD) recently.
