TSV Gräfelfing – Renovation of the clubhouse is significantly more expensive – Munich district

The renovation of the sports facilities of TSV Gräfelfing turned out to be a surprise package for the community. Little by little, unforeseen defects appear during the work on the clubhouse and the restaurant, which drive up the costs massively. 16 measures alone have been added to the original planning in order to bring the sports facility up to date with the latest technology. Around 2.4 million euros in additional costs are currently estimated. Mayor Peter Köstler (CSU) prefers to speak of “2.x millions” because there is still room for improvement. The original total budget was 6.9 million euros.

In the early 1980s, when the sports facility on Hubert-Reissner-Strasse was built, “great creativity and flexible measures” were used to build it differently than planned, District Administrator Christoph Göbel (CSU) put it in a letter that he published in his function as President of the TSV addressed the municipal councils. Mayor Köstler’s conclusion: Building new would almost have become cheaper.

When the refurbishment, which also includes urgently needed modern fire protection measures, was planned, the municipal councils, in agreement with the TSV, deliberately decided against a new building. The plan was to get the facility in good shape so that it could serve as a sports facility for another ten years. After that, a new building would have been considered, possibly at a different location.

But the plan doesn’t work. Renovating only the essentials does not make sense and does not work either, according to the President. A leaky basement ceiling, a dilapidated pipe system that shows behind broken walls cannot simply be plastered over. In return, you get a sports facility that works again in the long term, said Köstler. Because the TSV will remain at its location. The municipality of Gräfelfing will bear the financial burden of the construction measures. The municipal council gave the green light for the financing last week, the TSV should continue, there is confidence that the necessary measures will be commissioned to a reasonable extent. “The billing is done at the end,” says Köstler.
