Real estate prices in Bavaria have risen sharply – despite Corona – Bavaria

According to the Scoperty portal, real estate prices have recently risen sharply in Bavaria despite the Corona crisis. The average square meter estimate was therefore in the fourth quarter of last year at 4471 euros – and thus around twelve percent above the estimates of the first quarter of the same year. Especially in and around Munich, Scoperty recorded record numbers for home ownership. But prices also rose in Rosenheim (5,202 euros per square meter), Regensburg (5,099 euros) and Ingolstadt (4,752 euros).

However, the gap within the Free State is large. According to the evaluation, the estimated square meter prices in Bamberg (3907 euros), Nuremberg (3881 euros) and Passau (3162 euros) are sometimes well below the 4000 euros mark – “and thus cost less than half of the average property in Munich” ( 9617 euros). The largest increases in value, each around 20 percent, were measured in the districts of Regen (1742 euros per square meter), Hof (1183 euros) and Tirschenreuth (1430 euros) – for Scoperty boss Stefan Kellner proof that “normal earners and even higher earners can no longer afford to own their own home in some places”.

Depending on the real estate portal, object and data basis, the prices can differ significantly. To put it simply, Scoperty relies on an algorithm that is based, among other things, on information provided by owners about their properties.
