Oberschleißheim: Elementary school renovation significantly more expensive – district of Munich

The comprehensive refurbishment of the Oberschleißheim elementary school in the park settlement, which has now been completed for years without the school going, is significantly more expensive than planned. The municipal council has now released an additional 800,000 euros, so the measure adds up to costs of around 3.8 million euros. According to the municipal building office, none of the planned measures have become more expensive, but a number of additional defects have arisen in the course of the work.

The report by the municipal building authority shows serious deficiencies in many areas, including stability. During the construction of the building, which began in 1965 and ended with the second construction phase in 1971, “the non-compliance with elementary safety regulations” was to be registered. The “unexpected abundance” of defects could only be revealed as the renovation progressed, for example that the fire protection on 168 facade supports was incomplete.

In 2018/19, a day-care center was added to the school building and the renovation work on the school started at the same time. At the time, fire protection precautions had been retrofitted, which were catastrophically wrong. Since then, the school has been a permanent construction site, with the exception of the most noisy demolition work, the entire measure was carried out while the school was running. Now only the insulation on the south facade has to be applied and the concrete on the high terrace in front of the staff room has to be renovated, then the construction work on the school building is complete. With the refurbishment, “a really beautiful and modern school has emerged from the 50-year-old building,” sums up Heinz Szuggar from the municipal administration.

Of course, there are still two stages left for the overall measure. The old school building on the school grounds, which was formerly used as a day-care center, was once again used for school operations after the new day-care center building was occupied. However, this house also needs to be renovated. The town hall has already invested a good 200,000 euros in advance so that it could be used as alternative accommodation for some classes during the construction phase.

The actual renovation with an estimated cost of 1.5 million euros, planned for this year in the medium term, was canceled by the municipal council at the beginning of the year. No funds are available for this until further notice. If the new children’s home is built as planned by the indoor pool, the neighborhood help’s midday care, whose domicile there will then be demolished, would have to move into the old school building. It has not yet been determined whether renovation work will be necessary for this.

The renovation of the school’s outdoor facilities, scheduled for 2023, will also be postponed. This work only makes sense after the completion of all construction work on the buildings, so nothing will happen before the renovation of the old school building. In the context of the outdoor facilities, it must then be examined whether the sports hall also needs renovation.
