The Greek restaurant “Aphrodite” in the aging building has to give way. An investor, Bavaria Projekt Development GmbH, wants to build a new economy with a beer garden and an annex – the “Festl-Wirt”. There was no question for the planners that the big old chestnut trees in the beer garden should definitely be preserved. “We will do everything we can to protect the trees because that is a capital for a beer garden,” architect Markus Bernlochner had promised. But the plan will not work quite like this. A tree survey has now shown that three of the old chestnuts are in such bad condition that they have to be removed.

The building committee of the local council has not made it easy to part with the trees. Before the meeting the members had the branches, trunks and roots, the rotten spots and broken branches shown in the current beer garden of “Aphrodite”. The problem with this: At first glance, the layman does not always think that such a strong old tree, which still looks pretty good on the outside, has long been rotting on the inside. But the report speaks for three of the seven trees clear judgments. “The worth of preservation of trees is mainly judged on the basis of the factors traffic safety and vitality”, it says in the explanations of the experts. For example, trees could appear vital and full of leaves, but their interior could be so heavily infested with wood-destroying fungi that they no longer meet the requirements for stability and break resistance. Of course, there is also the reverse case. Trees that die due to the small canopy area but are still safe for traffic.

The conclusion of the experts after examining six horse chestnuts, all between 17 and almost 24 meters high, and a winter linden tree, about 15 meters high: One tree is worth preserving, three are conditional and three are not. One will have to part with the latter, the others should be shortened in the crowns. A measure that should have been taken by the owners much earlier, as the building committee discovered. “It’s like in many old beer gardens in which the chestnuts were not cared for,” said Mayor Stefan Schelle (CSU). If you don’t cut the trees regularly, rot will come in. “Care is really crucial,” says the mayor.

Now, of course, the guests in the future beer garden should not sit in front of their beer without shady trees. The community therefore promises replacement plantings with “reasonable trees of reasonable sizes,” said Schelle. “Large trees with root balls are being transplanted, so you have to pay something for that,” emphasized Willi Regnet from the building administration. Nevertheless, there is good news for nature conservation after the investigation of the area: The bat will not get angry about the construction work. Because the bat control had shown that the animals do not live here. At least no bat was found.

The acoustical investigation had also shown that the future “Festl host” will not have any problems with noise protection. The administration also sees the unpleasant smell from the inn and the microbrewery as “unproblematic”, especially since the chimney of the main house must protrude at least 2.50 meters above the roof ridge. The “Festl-Wirt” is planned to have almost the same position and design as the existing building, only about one meter longer and 25 centimeters higher. In the guest room there should be space for around 200 people, in a separee for another 30. In the neighboring house, the Salettl, a garden room with space for around 50 guests is planned. In addition, two brew kettles for brewing beer are to be housed in the cellar. The Oberhaching brewery cooperative is supposed to brew their special beers there like a dark bock or a light summer beer, which can then be drunk directly in the pub. Geothermal energy is provided for cooling.
