Karlsfeld: Tiny house settlement remains controversial in the building committee – Dachau

Land prices in the district are skyrocketing – also in Karlsfeld. So that one or the other can still afford a home of their own, the CSU submitted an application two years ago for a tiny house settlement to be built in Karlsfeld. As a result, a working group was formed within the building committee. She recently presented a rough concept for the settlement. The plans were accepted by a majority, but not all committee members were happy with them. Some spoke of a waste of space and that the concept “is not at all ecological”.

Municipality leases land from farmer and leases it to residents

Around ten to 20 tiny houses are planned, the floor area of ​​each mini house should be around 23 to 30 square meters, the total area of ​​the plot around 100 square meters. According to the concept, permanent buildings with (simple) foundations without a basement are planned: “Permanent living should take place in the tiny house settlement, as far as possible the residents should be obliged to register their main residence in the tiny house settlement,” it says Concept. Tourist living or living in connection with business is not desired and should be excluded in the development plan.

It is also planned that the mini houses will be connected to the drinking water supply and sewage disposal of the community. There should be no community facilities for events or joint activities in the settlement “by majority request”. The working group also decided by majority that the municipality should operate the residential complex. The idea behind it is as follows: The municipality leases the plot of land from a farmer and leases the parcels to the residents, with the lease being used to refinance development costs. Now the municipal administration should take care of finding suitable plots of land for the mini houses and talk to the owners.

The concept was approved by a majority of the committee – against the votes of the alliance for Karlsfeld, the Greens and the SPD. Franz Trinkl (SPD), for example, criticized that the tiny house settlement was a waste of space. If a farmer gives up his area these days, you have to get everything out and build apartment buildings to create as much living space as possible: “The influx is high, the pressure is great, so we have to intensify,” he explains when asked.

Alliance parliamentary group leader Peter Neumann is also critical of the plans, because he believes Karlsfeld is “already at the limit of growth”. He says: “We can’t keep up with the money or the infrastructure.” The party of Heike Miebach (Greens) has also rejected the plans – in principle they are not against the minimalist houses, but the Karlsfeld concept is “not at all ecological”. Among other things, it helps to seal the soil if the houses are built in the green corridor, connected to the sewer system and the foundations are firmly concreted. The city of Dachau doesn’t think much of homeowners either. In May 2021, the city councilors in the building committee rejected the construction of the mini houses in the city area without a dissenting vote. The reason: Tiny houses may be small, but they still take up a lot of space. And that is not only a scarce commodity in Karlsfeld.
