Gräfelfing – Community living as a community project – District of Munich

The plans for communal living on the former Doemens site on Stefanusstrasse in Gräfelfing are taking shape. With the decision of the main committee on Tuesday, the municipal housing association – Gemeindebau Gräfelfing – and the already existing housing project initiative are entering into a cooperation. Together they should develop a concept for communal living in the center of Gräfelfing. The council still has to approve the plan at next week’s meeting. The Gräfelfinger are still invited to participate in the process.

The interest group Alte Brauakademie (IG) was founded shortly after the municipal council decided that a communal housing project should be built on the former Doemens property. The members now number around 60 citizens from various social groups, including local councilors from all parliamentary groups. IG aims to develop affordable community-based housing – residents live in separate apartments but share resources and support each other – on the property. The community building has also expressed an interest in it – now both should work together.

For this purpose, the municipality hands over the Doemens property to the municipal building. Under what conditions is still open, said Mayor Peter Köstler (CSU). For example, a leasehold model is an option. The municipality sees clear advantages in the cooperation: Among other things, this anchors the participation of the citizens, who are invited to work on the concept. In addition, nobody is entitled to an apartment at the moment – even working on the concept award does not change that. Rather, housing is allocated according to criteria that are developed as part of the cooperation and ultimately decided by the municipal council.

A few cornerstones for the community housing project are already in place: the future residents should represent diversity – singles, families, couples are welcome, they should come from different income levels and age groups. The IG is also striving for cooperation with the Würmtal island, because, for example, people should also be integrated after a recovery phase due to a mental illness, said Martin Feldner, municipal councilor of the Greens/Independent List and chairman of the IG, the SZ. The municipal council also agrees on the ecological focus of the construction project, in terms of the choice of building materials and energy generation. Alternative mobility should also be promoted.

A core goal is also to integrate the neighborhood, for example by being able to use common rooms. Because there is great resentment in the neighborhood about the planned building density on the property – a maximum of 45 apartments are to be built. Next week, the municipal council will also have to decide on the building law anchored in the development plan. Once the cooperation has been approved, there is a deadline: In the next two to three months, the partners should specify the cooperation and define the goals for communal living. This will then be reported to the council.
