Fürstenried: More affordable living space is to be created – Munich

The Fürstenried district remains a hotspot for densification. After the completed redesign of the area around the Sparkasse high-rise in Fürstenried-Ost and the start of the implementation of the highly controversial Appenzeller Strasse development plan in Fürstenried-West, another area is now becoming the focus of structural considerations: the area around the confluence of Basler Strasse and Zuricher Strasse Street. Five eight-storey point buildings with around 175 barrier-free residential units, two above-ground parking pallets on existing underground car parks and a house for children are to be built there.

The municipal housing company Gewofag, which has now been absorbed into “Münchner Wohnen”, had submitted a corresponding application for a preliminary decision. One detail in particular of the plans developed by Maisch Wolf Architects is attracting public attention and criticism: the building of the popular Italian restaurant “Da Antonio” with its bowling alley at Basler Straße 66a is to be demolished and replaced by the childcare facility. Two full floors are planned for this.

The design also features a comprehensive mobility concept in addition to the nearby subway station. Associated offers, as well as a packing station and other communal sub-projects, are to be accommodated on the ground floors of the new buildings. In the interests of environmental compatibility, the planning includes greening on both the roof and facade of the parking pallets. The distance between them and the existing apartments in the area should be at least five meters.

Another tricky point in the planning, in addition to the demolition of the Osteria: 71 trees have been requested to be felled, 15 of which have a trunk circumference of more than 40 centimeters. Replanting and replanting are intended to compensate for the loss. At least one horse chestnut with the proud trunk circumference of 255 centimeters should be spared from deforestation; District politicians are calling for an “examination of protective measures”.

The Thalkirchen-Obersendling-Forstenried-Fürstenried-Solln district committee has already signaled its general approval of the construction project (short name: Züricher Straße 100) – out of recognition of the need to “create urgently needed, affordable living space”. However, the district council describes the foreseeable disappearance of the inn as a “significant loss” because it is a popular meeting place for the residents of the area. The city administration should therefore check whether there is an opportunity to accommodate a new catering business in the immediate vicinity of the new buildings, according to a resolution.

It is unclear what will happen in the longer term for Osteria owner Antonio Sorce and his Italian team and whether he is aware of the current construction plans. The restaurateur and restaurant tenant did not respond to a request in this regard.
