Densification in the Ebersberg center can come – Ebersberg

While the wood brewery site in the north of Marienplatz is dozing off like a slumber, south of Ebersberg city center there could soon be new construction on a large scale. The Technical Committee of the City Council has now decided on the development plan for the area around Valentingasse. This can then be built on again and more densely.

The committee had already dealt with the area for the first time almost a year and a half ago, specifically the second row of buildings south of Marienplatz. The owner would like to tear it down in order to be able to build higher and more densely on the spot. Which is also in the spirit of Ebersberg’s city policy, the priority of inner densification has been emphasized in all fractions for years. That’s why a lot of words of praise were heard when the plans were first presented the year before last. However, the plans contradicted the development plan currently in force for the area east of Heinrich-Vogel-Strasse, which means that the planned new buildings are too high.

The city can do little about the traffic noise on Heinrich-Vogel-Strasse

Now the modified development plan has been laid out, although there were no objections to this, but the immission control department in the district office had pointed out the high level of noise pollution along Heinrich-Vogel-Straße. The authority therefore recommends that the city make specifications for noise protection in the new buildings. According to the city’s statement, this is planned anyway, so there are specifications for maximum volume levels in offices or bedrooms.

In addition, the city’s district office recommends taking noise protection measures on the street itself, such as applying a special sound-absorbing surface. According to Christian Stöhr, the head of the building authority, the city is the owner of the road – but can only have a say in it to a small extent. Because Heinrich-Vogel-Straße also accommodates the higher-level traffic due to the one-way street regulation of the state street at the town hall, the city of Ebersberg cannot impose a speed limit, for example. And the so-called “whisper pads” are only effective at higher speeds, according to Mayor Ulrich Proske (independent), in inner-city traffic the noise is mainly caused by engine noise. Nevertheless, the new facades could reduce noise pollution, according to an engineering office commissioned by the city.

There was no need for discussion or dissenting votes on the development plan in the committee.
