Dachau: MD site comes despite construction freeze from Vonovia – Dachau

The real estate company Isaria wants to stick to the development of the MD site. “We are ready for implementation,” says Martina Reuter, the company’s press officer. The largest German real estate group Vonovia had previously announced that it would stop all construction projects in 2023 for the time being. War and inflation would drive up interest and construction costs. Building would no longer be worthwhile.

For a number of reasons, however, this decision had no effect on the project in Dachau. Isaria is not directly affected by Vonovia’s decision, explains Reuter. The group has a 40 percent stake in Isaria. In addition, the customer for the project on the MD site is Deutsche Wohnen, which now also belongs to Vonovia. However, the building freeze does not affect the executing company – Isaria.

Start of construction in 2024?

The second, simpler reason is that the project is simply not ready yet. There is still no planning permission for the new district. Isaria does not expect to be able to start the new building project until 2024 anyway. Then the Vonovia construction freeze should also be over, according to Reuter.

Preparatory work is currently being carried out on the almost 140,000 square meter site. The Mühlbach, a tributary of the Amper and the name of the future quarter, has already received a new bed and now flows continuously on the surface. On behalf of Deutsche Wohnen, the Isaria is planning day-care centers, green spaces and businesses, but above all living space, on its banks. Exactly how many apartments would be built and how many of them will be social housing is not yet known. But: It is likely to be the largest new building project in the city for a very long time.
