Big plans for housing in the district of Ebersberg – Ebersberg

Many people want to make the district of Ebersberg their new home. For years, the influx has been one of the highest not only in Bavaria, but also – despite the influx rates that are not exactly low – in the Munich region. For years, however, this has led to an intensification on the already tense housing market, as current figures show again: According to the industrial trade union Bauen-Agrar-Umwelt (IG Bau), just 750 additional residential units were completed in the Ebersberg district last year. Population growth, on the other hand, has recently always been three to four times as high.

There are no figures for 2021 yet, but in the previous ten years the value of the Neu-Ebersbergers was always between 1500 and 2500. The only exception: the Corona year 2020, where the population in the district, according to the state statistical office, was only just under 500 people increased. In addition to the pandemic, the faltering housing construction could also have been a reason for the somewhat weaker influx. Because a look at the municipalities with the strongest growth to date shows that construction activity has decreased significantly in recent years – even if there are big plans in many places.

Residential areas are being built in two communities

Two larger residential areas are currently being implemented, one in Poing and the other in Zorneding. There, more precisely in the district of Pöring, the so-called Wimmerwiese is currently being built on. Up to 200 apartments are to be built there in several construction phases – 50 of which will go to the municipality, which intends to rent them out at a reduced rate. Even 60 cheap apartments are to be built in the new building area on Poinger Bergfeldstrasse. This is entirely in line with IG Bau, whose district chairman, Harald Wulf, has complained about the “lame construction of social housing”.

This is not necessarily due to a lack of planning. For example, in the district town, three major construction projects are currently on hold here, which should also bring more social housing. The city has been working on the Friedenseiche VIII residential area since 2016. A total of six three-story apartment buildings, each with twelve to 15 apartments, are to be built north of Elsa-Plach-Strasse and west of Erika-Schienagl-Strasse. The apartments are to be built by a cooperative in order to to guarantee low prices. The development plan process is currently underway, and the excavators are unlikely to arrive until next year at the earliest.

It could also be a while before something happens in the second planned residential area in Ebersberg, the one next to the railway in the street “Am Augrund”. Up to 80 new apartments could be built here, a third of them at reduced prices. The development plan is currently being prepared; after all, the city and investor have agreed on a plan two years after the first drafts were presented. What can’t be said about the district town’s third major construction project: the Bäumerbräu site. Although an urban development competition ended last autumn after two years, it has not yet been possible to pour the result into a land use plan. Because the city and the investor are at odds about how dense, and above all how high, the building should be at the prominent location next to the historic city center. About 60 apartments are to be built there, on the municipal part of the property, where the fire brigade is now housed, they want to create affordable living space in a few years.

In Vaterstetten one has been planning for two years

The largest district municipality has been planning this for some time. Around 130 social and community apartments are to be built on a plot of land on Vaterstettener Dorfstraße near the roundabout. However, the project is not progressing particularly quickly: an initial plan was presented at the beginning of 2020, discarded again almost a year later, and the debate is currently underway in Vaterstetten as to whether the community – as originally planned – really supports the project, which is valued at more than 50 million euros implement or rather outsource the task to a cooperative.

In any case, in addition to high costs and long planning processes, there is another problem: most municipalities in the district are slowly but surely running out of building land. This became clear in March, when the majority of the Vaterstetten municipal council voted to object to the new state development program. If this happens as planned, an expansion of the settlement area is almost impossible, so the fear. After the completion of its current construction area, Poing also has almost no potential either internally or externally. The neighboring municipality of Markt Schwaben has been complaining about this for years and is currently debating whether the old Jahn sports field should be converted into a residential area.

Where there are open spaces, they cannot be used

There are still open spaces elsewhere, but these are not easy to build on. In Vaterstetten, for example, the area right next to the town hall – this is used for agriculture, however, and the owners have always refused to build on it. The owners of what is probably the largest inner-city open space in the district – the former railway sleeper factory in Kirchseeon – would like to build, but the 16.5 hectare site is heavily contaminated with creosote and heavy metals due to previous use. The new investor ECE Group recently presented an ambitious concept for up to 2800 residents, but whether and when this can be implemented is still completely open.

According to the head of the construction union, there is another chance for more living space: “In the district of Ebersberg there is great potential in the conversion of old buildings. In many residential buildings, office buildings, commercial buildings and multi-storey car parks, the roof floors can be increased. through more home office – the conversion of offices into apartments.”
