  • The Belvédère district on the Bordeaux right bank will be delivered at the end of 2022.
  • Its sports area is highlighted, while 3,000 housing units and 150,000 m2 of offices are planned on the 40 hectare site.
  • Public infrastructure – school, square and sports facilities – will be delivered first to allow better ownership of future residents.

Starting next month, the Suzanne-Lenglen garden will be delivered to the Belvédère district, located on the right bank of Bordeaux, near the Saint-Jean bridge. A green lung that we discover after crossing a site where concrete has a large place. “It is not only a question of reconstituting sports equipment but also of creating an open, unfenced space”, points out Pierre Bonnecarrère, project director for the right bank for the EPA Euratlantique.

A football field, two tennis courts, a field hockey field are almost ready to see the players again, all in a planted green space, with benches. In this 40 hectare district, located at the outlet of the Saint-Jean bridge, the green spaces represent 15 hectares, if we also include the Angéliques park, already planted for several years. When the ecological mayor Pierre Hurmic was elected, the work was already underway and there were no major changes to the initial project.

Place du Belvédère “the same size as Place de la Bourse”

The opening of a school with 18 classes in September 2022 will mark the start of cascading deliveries to this sector on the banks of the Garonne. At the same time, the Place du Belvédère will be delivered “which will be the same size as the Place de la Bourse”, underlines Alexandre Villatte, director general of the EPA and interim director general. Raised, it should offer a beautiful view of the old town. It will offer 5,000 m2 of retail space and around it, mixed programs (housing and offices) will be installed.

In this Deschamp-Belvédère sector, 3,000 homes are expected, i.e. between 5,000 and 6,000 inhabitants. “There will be 35% of social rental housing, 40 to 45% of free housing and the rest in affordable home ownership,” says Pierre Bonnecarrère. We will seek to ensure that this mix is integrated into each batch. “The average price is 3,600 euros per m2,” which is 1,000 to 1,500 euros cheaper than what we find in Bordeaux, “says the interim director general of the EPA. With 150,000 m2 of offices, Euratlantique mentions 5,000 jobs on the site. “The Lenglen garden, the angelic park and the 18-class school represent an investment of 20 million euros”, points out Pierre Bonnecarrère.

For the moment, the Boulevard Joliot-Curie which runs along the district is a kind of urban motorway but it is promised to appease with bicycle lanes, bus lanes and narrow car lanes. Alexandre Villatte describes a future “airy and vegetated boulevard” and as for the rest, it is still necessary to show a little imagination to imagine it. The delivery of the district is however close, since announced for the end of 2022.
