According to the Federal Statistical Office, more and more prefabricated houses in Germany

More and more prefabricated houses are being built in Germany. Almost every fourth newly built single-family house came out of the factory in finished parts last year. The price increases do not stop at this segment either.

The trend in Germany continues towards prefabricated houses: 22.8 percent of the single-family houses completed in this country last year are according to the Federal Statistical Office prefabricated houses from the factory. For comparison: in 2012, the proportion of prefabricated houses in newly built single-family houses was still 15.3 percent.

A good 20,000 buildings were erected in this way last year, most of them – 17,600 – were single-family homes. The number of prefabricated houses in Germany increased by three percent compared to 2021.

The statistical office suspects that this trend will continue this year. Although fewer building permits were issued in 2022 than in the previous year (minus 14.6 percent), the decline was less than for conventional houses (minus 17.5 percent). According to the statistics office, poorer financing conditions and high material costs are the main reasons for fewer construction projects.

These do not stop at prefabricated houses: the prices for single-family houses in this segment rose by 15.2 percent in 2022 compared to the previous year. This is the highest measured price increase compared to the previous year since the survey began in 1968, the statistical office said. In a ten-year comparison, the construction of single-family prefabricated houses has become more expensive by more than 65 percent.
