In the south of Unterföhring, new apartments for 2000 people are to be built in the coming years. The first plans submitted to the municipal council envisage almost 980 apartments on the Kiesa Quetschwerk GmbH site. The process is sensitive in that the area belonged to the family of Mayor Andreas Kemmelmeyer (non-partisan electorate) until recently.
The mayor himself had retired from his position as managing director of the company before taking office in 2014 and also did not take part in any of the mostly non-public votes on the future of the site. Nevertheless, certain undertones resonated in the debates. The Kemmelmeyer family has since sold the property. In July 2022, the Munich project developers HI Wohnbau, Investa from Eschborn near Frankfurt and Dr. Vogg Immobilien from Stuttgart acquired the former factory premises of the Kiesa company. As HVI Unterföhring, the investors now want to develop the residential area there under the name “Neues Mitterfeld”.
There is currently a container warehouse on the site
The more than 100,000 square meter area at the corner of Mitterfeldallee and Münchner Straße is surrounded by residential buildings, but has so far been used for commercial purposes. The Munich container depot operates a warehouse there, and the contracts run until 2024. After that, excavators are to roll out there and create a new quarter: in addition to apartments of various sizes, the first drafts of the commissioned architectural offices also envisage space for senior citizens’ homes with day care, a day-care center, retail and a medical center.
The planned development ranges from three- and four-storey residential buildings to a six-storey house on Münchner Strasse, surrounded by green courtyards and a small neighborhood park. The quarter is to be built over several years. The first of seven construction phases could be completed as early as 2026/27. The community has secured almost 13,000 square meters of floor space to build around 120 apartments there; the municipality will also set up a day-care center in the new quarter.
In the next step, a development plan draft is prepared. In the detailed planning for the quarter, questions such as those for the most sustainable possible construction and the transport connection will then also become an issue.
