Two examples from Klenzestraße show: renovation and conversion of houses drive away small businesses, destroy green inner courtyards – and even endanger better-income tenants. What’s going on in the neighborhood right now?

When it comes to protecting traditional tenants from being evicted, the southern city center has actually been considered a hopeless case for years. In 2016, the Gärtnerplatzviertel threatened to finally fall out of the preservation statute because it was considered thoroughly gentrified. The statutory area was finally reduced and only slightly expanded again in 2022. A further conversion wave is apparently building up here, which is being intensified by the energy crisis. Worried tenants regularly turn to the Ludwigsvorstadt-Isarvorstadt district committee for help, twice in three weeks in Klenzestrasse alone.
