Ismaning – showcase project in Holz – District of Munich

The plans for the new construction of a technical town hall in Ismaning are taking shape: the local council approved the preliminary draft for the project at its meeting on Thursday evening and released it for further processing. According to an initial cost estimate, the building, in which the structural and civil engineering departments are to find a home and which will relieve the traditional administrative headquarters in Ismaninger Schloss, will require expenditure of 10.8 million euros; The local politicians have also approved a so-called risk reserve of just under 2.2 million euros.

The Technical Town Hall is being built on a plot of land at Erich-Zeitler-Straße 4, between the Bürgersaal and the entrance to the underground car park. The community after-school care center is currently still housed there. As is the tradition in Ismaning, a commission made up of representatives from all parliamentary groups and the administration as well as Mayor Alexander Greulich (SPD) prepared the plan drawings. According to Greulich, these met with unanimous approval in the local council.

There is already a rough schedule for the implementation, as the administration reports: According to this, the after-school care building could be demolished in August 2022, the completion of the Technical Town Hall is planned for the end of 2023. With the new building, Ismaning wants to live up to its name as a climate protection community. In accordance with the guidelines adopted in January 2020, the Technical Town Hall will be built from the ground floor using timber. Not only should there be a green roof with a rain retention system including a photovoltaic system, but the facade will also be green with climbing plants on the external escape staircases, as Greulich reports. In addition, the structure will be connected to the local geothermal system.

In order to save as much energy as possible, only individual areas in the house are equipped with air conditioning, specifically the rooms in which the servers are located and a large multi-purpose room in the attic. On all other floors, windows are to be installed in the offices, which make it possible to cool down at night, as the community already maintains in its schools, according to the mayor.

All-round balconies will do the rest and help prevent the rooms from overheating on hot summer days. The employees in the technical town hall can use the nearby underground car park for their cars; however, this must be expanded. The requirement for further planning should be to maintain the natural ventilation of the underground parking spaces – and thus to be able to conserve further resources.

According to the administration, more precise data on the energy standard of the new building will only be available as the planning progresses. But one thing is already certain: the new Technical Town Hall is to become a showcase project in terms of environmental protection and energy balance, as the mayor assures. That is a matter of course and consensus in the local council, so Greulich, because Ismaning has not declared itself a climate protection community for nothing.
