If you want to live in your own single-family house in the district, you have to pay at least one million euros for it. This fact is no longer news. Real estate prices have been rising for years, whether for condominiums or rental apartments – and the corona pandemic has not put a stop to this development either. In some areas of the market report of the IVD (Real Estate Association Germany) for the Munich area, which was presented on Monday at a press conference, Dachau is even the sad front runner. Nevertheless, comparatively cheap apartments can still be found, especially in the Dachau hinterland.
For its report, the IVD analyzed the developments in the city and district of Munich as well as the six surrounding districts – Dachau, Freising, Erding, Ebersberg, Starnberg, Fürstenfeldbruck – between autumn 2020 and spring 2021. One of many parallels that was recorded everywhere: Contrary to the nationwide trend of the shrinking population in small towns and municipalities, the municipalities in the Munich suburbs are growing steadily. This growth is particularly noticeable in the district of Dachau: According to forecasts by the Bavarian State Office for Statistics, the number of inhabitants is expected to grow by almost eleven percent between 2019 and 2039. In all of Bavaria, apart from Ebersberg, no other district has such a high growth rate, according to the IVD report. The result: Despite numerous new construction projects in the entire district, the high demand cannot be met. This in turn leads to noticeable price increases.
For example, the average purchase price for a single-family home in the city of Dachau rose by 6.3 percent between autumn 2020 and spring 2021 – a peak value in the entire surrounding area. With a current average price of 1,085,000 euros for such a property in Dachau, the price increase quickly adds up to the sum of a fancy new car. Compared to Munich, the single-family house in Dachau is almost a bargain, in the state capital you have to pay almost double it.
In addition to the general lack of living space, affordability is a point that also plays a central role in Dachau. “Newly built apartments are consistently in the high-priced segment”, the IVD report for the city of Dachau states. Specifically, this means, for example: Only 3.2 percent of all newly rented apartments in the city in the first half of 2021 will be offered for less than nine euros per square meter. On the other hand, almost 44 percent of rental apartments cost more than 15 euros per square meter and another 37 percent come to a square meter price of at least 13 to 15 euros. With these values, Dachau even leaves the city of Starnberg behind.
In the IVD report, the district of Dachau also scores with particularly low property prices, especially in the hinterland: The two communities in which the purchase prices for existing condominiums are the lowest are both in the district, namely Markt Inderdorf with 3600 euros per square meter and Petershausen with only 150 euros more. The latter municipality also appears again in the ranking of the cheapest rental apartments: only Taufkirchen (Vils) can just undercut the average ten euros per square meter in the report. However, the rural communities are also feeling the constant rise in prices for all types of real estate more and more, not least due to the pandemic: “The longing for more space and nature has grown”, while longer journeys to work are accepted thanks to home office regulations would, write the IVD experts. In particular, communities with a well-developed infrastructure – such as a connection to the S-Bahn network – therefore moved into the focus of interested parties.
