But those who do so with a real purchasing perspective must be reactive: while it is increasingly difficult to find accommodation in the city of the dukes, this market tension is also found in this category of housing.

“With teleworking and the attractiveness of the city which is only increasing, we have far fewer offers than potential buyers, but there is here an unsuspected high-end real estate heritage, illustrates Jean-Charles Dezellus , associate director of Mercure Nantes Group, an agency specializing in this type of property and newly installed in Place Delorme. Sales are therefore less numerous but can go very quickly, with several offers at the price in a few days. “

An exterior, very beautiful volumes …

The surge in prices observed in Nantes over the past few years can be seen in this niche market, where the most exceptional properties, which take a little longer to find buyers, can exceed two million euros. “A few years ago, with 1.2 million euros, we had a very nice house. Today, it is a fairly common price for the city center, sometimes with a work budget to add, ”observes Me Marie-Virginie Durand, communications delegate for the Loire-Atlantique chamber of notaries. Bourgeois or architect-designed houses, spacious or atypical apartments, or mansions in the middle of land sometimes equipped with swimming pool… These very rare properties meet many requirements.

“Customers want an outdoor space, very spacious, at least four bedrooms, a garage…, continues Marie-Virginie Durand. In general, the property must meet all the criteria, with character, in highly sought-after areas, close to services ”. Among the most popular, the golden triangle (Graslin, Canclaux, Aristide Briand) often returns, as with this “exceptional apartment” of 228 m² currently for sale in Cambronne at a price of 1.6 million euros and visible on the site of Arnold Immobilier, one of the other agencies positioned on this market. Saint-Félix, Monselet but also Sainte-Anne are popular for houses. But do not necessarily look for signs: many transactions are done “off market”, that is to say without advertising.

Towards price stagnation

So who are the customers who knock on the doors of these agencies? At the Mercure group, the myth of the Parisian is verified. “We have around a quarter of Nantes residents, doctors, lawyers, or startupers who have made their fortune in digital,” describes Jean-Charles Dezellus. Most of them are business leaders, 40 or 50 years old, who come from Paris or from expatriation. “A” rush to the West “much less observed among notaries, who do not however have figures for this category of buyers.

While in one year, the prices of old apartments have increased by 10.2% (3.7% for houses), the Loire-Atlantique Chamber of Notaries expects the increase to slow, or even to stagnation. “Apartments without exterior or to be renovated are stabilizing,” we confirm to the Mercure group.
